Investment Criteria

  • We acquire net leased assets with 2 to 7 years remaining on the lease Single tenant properties that are net leased either to (i) investment grade credit tenants or (ii) non-investment grade tenants but with unusually compelling fundamentals  
  • All commercial property types and locations in the U.S., so long as the intrinsic real estate value is solid     
  • Cash flowing – or zero cash flow (both are desirable)
  • We buy on an all-equity basis (no debt) – or subject to existing debt – and asset values of $20 million to $400 million
